What is the application fee?
$99 per applicant 18 years and older
What is the deposit?
Approved – $1000 and approved with conditions – 1.5 months rent
Do you take guarantors?
Yes, guarantors must make five times the rental amount
What is the income requirements?
2.86 times the rental amount
What breed of dogs are not accepted?
Aggressive breeds are not allowed, including, but not limited to: Pitt Bull Terriers Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chow Chows, Doberman, Akitas, Wolf Hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies, Belgian Malanois, St. Bernard, Breed list may change at the property management’s discretion. No mix of restricted breeds will be accepted.
What is the school district?
Gum Springs Elementary, West Jackson Middle and Jackson Highschool
Am I required to purchase renters insurance?
Yes, $300,000 lability coverage
How old do I need to be in order to apply?
Applicants must be 18 years or older
Will a background and credit check be ran?
Yes, background and credit check will be run.
What reason may an applicant be denied?
Falsification of application information by an applicant. A poor credit rating, including but not limited to high or overcharged balances on accounts, multiple late payments on accounts, and multiple accounts placed in collections is cause for denial of an application. (medical bills and student loans will not be included in the parameters of our screening). An incomplete application by any applicant. Insufficient income (total of all applicants). Criminal conviction history of violent, sexual, robbery, or burglary crime committed by any applicant or occupants (including persons under 18) who plan to live in the home. Some felony and misdemeanor convictions are an automatic denial of the entire application. Please note that this requirement does not constitute a guarantee or representation that residents and/or occupants currently residing in our community have not been convicted of a felony or deferred adjudication for a felony or some misdemeanor. Previous bankruptcies must be discharged, applicant must have two (2) years current positive credit history and we will require an additional deposit equal to one month’s rent for any applicant with a discharged bankruptcy.
